Plans submitted to Central Bedfordshire Council for the 387,802 sq ft  build-to-suit facility include a distinctive multi storey van storage structure which at present is only used by Amazon. All parties declined to comment.

Within the planning documents the developer said: “An occupier has now been found for Plot B but as they require a different building and plot layout to that already approved along with a minor revision to the northern access into the Plot, a new Reserved Matters submission  is required. The proposed  scheme  would  deliver  a  storage  and  distribution operation catering for ‘last mile’ delivery operations.”

The site consists of two main elements, a warehouse and office component and then a separate multi storey van storage structure (MSVSS).  A canopy to the southern elevation of the main building provides some weather protection for delivery vehicles.

The proposed B8 use of the site would include the potential for every single car parking and van storage space to be electrified allowing for 100% of the users to travel and deliver goods emission free.

The building will be built to BREEAM Very Good and have an EPC A rating.
