‘Amazon type’ development for PLP’s Bessemer Park

The developer has submitted revised proposals for the second phase of its 50 acre site which will see the redevelopment of the former Outokumpu steel factory adjacent to Shepcote Lane.

Part of the wider site has been developed speculatively  – Phase 1 – comprising Unit 1 (45,000ft2) and Unit 2 (134,000ft2), both of which were let prior to practical completion. Phase 2 will see the development of a single warehouse with a footprint of 492,871ft2  with three mezzanine floors bringing the total floorspace  available to 2,017,350ft2 –  typical of the larger Amazon distribution centre developments.

The plans also include a multi-storey car park providing 893 parking spaces, including 78 EV charging points, as well as a yard area with 218 HGV parking spaces. The development will target a BREEAM Very Good rating.

The site is located immediately south‐west of junction 34 of the M1 northbound.

In its design and access statement to the council PLP said: “The target is to commence work as soon as possible to deliver an operational building in 2024. A secured build-to-suit development will be able to meet an identified need which will provide in the region of 1500 jobs and is considered to provide the greatest potential to make best economic use of this site.”
