Bericote to replace Toys R Us mega shed with new logistics scheme

Logistics developer Bericote is looking to demolish and redevelop the former Toys R Us mega shed in Coventry, which it acquired for £60 million earlier this year with support from JP Morgan.

It is looking to replace the 666,000ft2 cross dock NDC with a scheme for three units of 484,720ft2, 251,488ft2 and 47,544ft2.  The scheme will be known as Coventry Logistics Park.

All the units will be built to BREEAM Excellent rating with the two larger units totalling 15m eaves and the smaller unit 10m.

Logistics Manager reported in January that the facility had been let to Clipper to serve a short term NHS contract for storing PPE.

The sale of the facility, which sits on a 42.69-acre site garnered a lot of interest with the sale price far exceeding that quoted to give a record land value for the region of more than £1.4 million per acre.

The site is located close to Junction 2 of the M6 motorway in the West Midlands.

DTRE acted for the JV on the acquisition of the site while JLL acted for Toys ‘R’ Us’ administrators.
