Caddick Developments plans mega shed in the North West

Caddick Developments has submitted detailed plans on the first phase of its 55-acre Farington Park scheme in Leyland in the North West to provide a single 500,000ft2 plus mega shed following unprecedented levels of demand from occupiers.

Originally the scheme was expected to have consisted of several warehouses from 30,000ft2 with a total floorspace of 612,500ft2 but this new application is promoting a single warehouse of 557,500ft2 on phase one with a much smaller phase 2.

An October 2021 start date has been set for infrastructure and enabling works and speculative development of the huge new warehouse is expected to commence once planning is approved.

With a pipeline of 7 million ft2 to deliver over the next five years, Caddick Developments has said it believes that this project will take a little under 12 months to construct, allowing for occupation as early as Q4 2022.

This will be the only speculative unit of over 500,000ft2 in the North West to commence on site in 2021

Steve Widdowson, Director at Caddick Developments and Head of the Manchester office, said: “We’re pleased to be taking on one of the largest ever projects of this nature in the North West. There’s a huge demand for large units in the area.”

An eight-acre recreational area is also being created. This will include the opening of a previously culverted river, and extensive planting and ecological improvements designed to assist in flood alleviation plans for the wider region.

The first phase of this development alone is expected to generate nearly 800 jobs once complete, and support another 347 jobs in the supply chain, with 228 jobs created during its construction.
