Detailed proposals for Leicestershire warehouse scheme

Developer Mountpark is seeking detailed approval for two warehouses totalling 950,000ft² on land adjacent to its Bardon development in Leicestershire. East Midlands.

Outline planning on the 80-acre site at Wood Farm, Stanton Lane was granted in 2021. It is located close to Junction 22 of the M1motorway, with the Mountpark Bardon 1, Bardon 2 and Interlink Park employment area providing a backdrop to the main site’s potential as a strategic location for industrial and distribution uses.

Unit 1, which is cross docked will total 537,895ft² while Unit 2 will total 413,405ft². Each include warehouse or general industrial floor space plus office space, hubs and a gatehouse on site. The units will be built to a BREEAM Excellent rating with EPC A rating. Both units include break-out areas in close proximity to the office space.

This follows hybrid planning permission being secured through appeal in November 2021.

A statement from the applicant said the “size and amount of the units responds to general market demands from occupiers for large scale units that can make use of the site’s strategic connections via the A511 and J22 of the M1 motorway”.
