Gazeley pushes button on Milton Keynes spec development

Developer investor Gazeley has pushed the button to speculatively develop a 300,000 sq ft plus warehouse in Milton Keynes.

The development on a 21 acre site which had been optioned by Gazeley when it extended its Magna Park Milton Keynes scheme a few years ago, will total 312,700 sq ft and is known as Magnitude 312.

As with its 500,000 sq ft plus Altitude facility let Amazon, the development also offers sustainability features and will be 50% solar PV ready, and will hold an ‘A’ EPC rating along with a BREAAM Excellent certificate. Other sustainability features include rainwater harvesting, energy dashboards and optimised use of natural light to reduce running costs.The new high-specification distribution and logistics space includes over 195 HGV parking spaces, 33 double dock levellers and 4 level access doors. It will have a 19m eaves height allowing for four potential mezzanine levels.

Joe Garwood, development director at Gazeley, said: “Across the UK, we continue to see high demand for logistics space. However, customers are increasingly requiring higher specification buildings and leading sustainability credentials. With Magnitude 312, we have focused on delivering flexible space that allows our customers to tailor to requirements while ensuring that it has all the sustainability features that modern supply chains require.”

Magnitude 312 sits adjacent to the A421 which offers easy access to the M1 (via junctions 13 and 14).
