Earlier this year, Logistics Manager reported that the developer was seeking to increase the amount of space allocated to accommodate the new end user – widely rumoured to be Amazon.

Originally the total floor space for the entire scheme was put at 2.67 million ft2. However, Unit B alone (allocated for the new end user) would provide 2.325 million ft2 – 90% of the allowable floor space. It has been decided that as Unit B will in fact have a smaller footplate than previously imagined, the developer has been allowed to forgo the ‘extra space’ provided by the mezzanines basically allowing the whole scheme to expand by 1.49 million ft2 to some 4.16 million ft2.

IM Properties is the Birmingham Council’s development partner at Peddimore and this application  concerns the first 90-acre phase of development across the 217-acre site.

It is envisioned that Unit B will have a ground floor footplate totalling 624,210ft2 with three mezzanines totalling 1.7 million ft2. It will be used as a high-quality storage and distribution centre according to the planning documents. It will have 188 HGV parking spaces as well as 791 car parking spaces. It is anticipated that the proposal will create 1,471 on-site operational jobs.

The building will be completed in 2023.
