The high-tech distribution and logistics facility will comprise a footprint of 694,530ft2 of ground floorspace, including ancillary office space, car parking and service yard area for loading and unloading. The building will include three further mezzanine levels bringing the total floor space to more than 2.8 million ft2.

The planning statement from the developer said, “The proposed building is designed to meet the operational requirements of a bespoke occupier”.

This will be the first pre-let at the 450-acre scheme which has planning for five million ft2 of industrial and logistics space in units from 50,000ft2.

The scheme also includes a 35-acre strategic rail freight terminal with the capacity for up to 16 trains a day.

SEGRO is investing £190 million in infrastructure works on the site to include major upgrades to Junctions 15 and 15A on the M1 motorway.
