The site at the former Stanton Ironworks is being promoted by Verdant Regeneration a private joint venture, which acquired the site from previous owners, Saint Gobain, in a deal brokered by JLL, last year.

A master pan of the site envisages 21 units in a range of sizes from 15,000ft2 to 1 million ft2 along with an intermodal rail hub and country park.

Verdant Regeneration said: “The New Stanton Park rail has a direct link to the midland mainline allowing us to become a key distribution point for materials being imported and exported efficiently throughout the UK and beyond.”

New Stanton Park site has already been identified by Erewash Borough Council as a key regeneration site in their Core Strategy.

It is located to the south of Ilkeston, between Nottingham and Derby, 2.6 miles by road north of Junction 25 of the M1 motorway and A52.

A hybrid planning application is expected at the beginning of 2022. The application will be supported by an Environmental Impact Assessment.

Agents for the scheme are M1 Agency, TDB Real Estate.
