Newlands plans 175-acre logistics park in East Midlands

Developer Newlands with South African investor partner Equites are planning a 175-acre logistics park on a greenfield site near Thrapston in Northamptonshire, East Midlands.

The proposals, which are currently under consultation prior to an application being submitted, include a 592,000ft2 pre-let facility for a major 3PL on Plot One, (subject to planning), as well as a further 2 million ft2 of logistics space.

The consultation paper notes: “Market evidence highlights a significant under-supply of new sites suitable for accommodating strategic distribution and logistics buildings across North Northamptonshire. While there are new sites being developed in Corby and Kettering, market take-up of new buildings has been strong and there is no supply of available or allocated land  in this part o of the A14 corridor. The lack of suitable strategic land and the scale of demand, are so significant that additional sites are needed.”

The site is to the north-east of Junction 13 of the A14 and adjoins the already established Haldens Parkway Industrial Estate on the eastern edge of Thrapston. The developer is offering design and build opportunities from 100,000ft2 – 1 million ft2 . Letting agent is ACRE.
