Planning inspector refuses Burnley Bridge scheme

A government planning inspector has upheld the decision by councillors to refuse detailed planning permission for Monte Blackburn’s 100,000 ft² Titanium Park scheme at Burnley Bridge.

The 9-acre site, where the three-unit development is proposed, was acquired by Monte Blackburn, the property arm of billionaire brothers Mohsin and Zuber Issa’s EG Group, in 2021 from the Eshton Group.

Titanium Park forms the final phase of the wider 750,000 ft² Burnley Bridge Business Park which is located off Junction 9 of the M65 motorway.

Trevor Dawson and Avison Young acted jointly on behalf of Eshton on the disposal of the site. Trevor Dawson is retained as marketing agent.

In June last year, the Burnley Council rejected its officers’ recommendation to grant permission for the scheme with Monte Blackburn appealing the decision to the government’s planning inspectorate.

Inspector M J Francis has upheld the decision based on the warehouses’ impact on surrounding houses.
