Plans for 1 million ft2 plus warehouse scheme for Hampshire

Strategic development company Obsidian Strategic is proposing the development of a 1.1 million ft2 warehouse scheme in Hampshire.

The company has identified an 80-acre greenfield site on land at Lodge Farm, close to Junction 5 of the M3 motorway in North Warnborough near Hook.

The masterplan shows five units ranging from 87,941ft2 – 369,481ft2 in size. The height of the units has yet to be determined but will be in the region of 18 to 20m.

The development proposals are still being finalised and will be developed following further technical analysis and feedback from pre-application discussions. There is also a proposed electric car charging facility, with associated amenity area, that would have a capacity for 200 vehicles.

It has been estimated that some 1,500 jobs will be created along with the development expected to generate in the region of £4million in business rates.

There have so far been 500 objections from local residents, to the scoping request before a planning application has been lodged based on the issues of size of the development, environmental and flood plain issues and increased traffic movements.
