Construction starts on new Bristol spec shed

Unit G5, a 115,600ft2 warehouse, touted as the largest speculative build in the region at present, is being developed by St Francis Group and ALMCOR at Horizon38, in Bristol at a time when there is unprecedented demand for Grade A logistics and distribution space and a critical lack of available stock.

Horizon38 is the flagship 60-acre employment scheme being developed in Filton, on the site of the former Rolls Royce East Works alongside the A38, and accommodating over 1.3m ft2 of commercial space.

The new building, which will be ready for occupation in April 2023, is being constructed by MCS Group. It will be built to BREEAM excellent standards

The Grade A self-contained distribution/logistics warehouse will be a detached landmark building close to the A38 on Gypsy Patch Lane. It will have 10 dock level doors, and 2 ground level doors, 50 KN/m2 floor loading, and a large secure yard, as well as a wide range of sustainable features including 6 EV charging points. The space includes 5,600ft2 of office space on the upper floor.

Avison Young and JLL have been appointed to market the new space
