Chancerygate urban logistics scheme reaches practical completion

Property developer Chancerygate has reached practical completion on its 165,000ft2 urban logistics scheme in Aston Clinton, Buckinghamshire.

The Grade A scheme, known as Vantage 41, consists of 16 units ranging from 4,800ft2 to 43,600ft2 in size.

Featuring electric vehicle charging points and solar panels on some units, the scheme has been awarded BREEAM ‘Very Good’ certification. Furthermore, Chancerygate has confirmed that “the units are constructed from high-performance building materials to reduce CO2 emissions”.

Half of the available space at the £35 million development has already been let, with pre-let agreements having been signed for three units totalling 79,400ft2. Unit 1, a 43,573ft2 facility, has been let to Korea Foods – Europe’s largest importer of Korean products.

Units 2 and 3 have been taken by “a national wholesale DIY, garden, janitorial, and engineering supplier”. These units have a combined space of 35,831ft2.

A further two units – Unit 10 (4,759ft2) and Unit 16 (8,636ft2) – are currently under offer. The remaining 11 units range from 4,800ft2 to 9,900ft2 and are available on a leasehold basis.

Senior Development Director at Chancerygate, Matthew Connor, said: “There is an acute shortage of small to medium-sized urban logistics and warehouse units available to lease in the Buckinghamshire region.”

“Vantage 41 will help meet this demand and unlock the economic growth in the region which is being held back by the lack of high-quality, sustainable accommodation. This is already evidenced by 50% of the space at the scheme being pre-let at practical completion.

“We’d like to welcome the new tenants who can now benefit from the development’s close proximity to major infrastructure routes, ensuring they are best placed to serve regional and national markets.”
