Legal & General’s Industrial Property Investment Fund (IPIF) and PLP have announced the launch of Metro 190, a prime speculative logistics unit in Trafford Park, Manchester.

Readie Construction Ltd have been appointed as main contractor to construct the 190,660 sq ft warehouse and have now started on site with completion scheduled for October 2021.

Metro 190 is in the centre of Trafford Park, 6 miles from Manchester city centre and within close proximity to M60 Junctions 9 and 10, and M602 Junction 2, offering motorway access to the wider region.

The development is targeting carbon net zero construction and includes energy saving features such as roof-mounted solar panels, electric vehicle charging points and air-source heating and cooling.

Tim Packer of IPIF said: “It’s a flagship building being delivered to an extremely high specification.

“Targeting operational net zero is becoming increasingly important to occupiers, and supporting these ambitions form a crucial part of LGIM Real Assets strategy to deliver net zero across its commercial real estate portfolio by 2050.”

Savills and Avison Young are leasing agents for the scheme.
