Greencore set for Tamworth’s Core 42

A leading sandwich and chilled meal manufacturer and supplier, Greencore is understood to have taken space at M&G and Hodgetts Estates’s Core 42 scheme in Tamworth.

The company has taken the 160,000 sq ft speculatively developed Tamworth CLX facility, which reached practical completion in January this year.

The facility, which sits on a 10-acre site, has 12m eaves as well as 14 dock and 2 level access doors, a 50m deep yard, 50 HGV parking spaces and 127 car parking spaces. The quoting rent on the property was set at £6.75 per sq ft.

Greencore has 16 manufacturing sites nationwide supplying retailers, foodservice providers, manufacturers, and petrol forecourts through its chilled delivery service.

As yet the company is unable to comment on the deal. Only last month M&G and Hodgetts Estates secured planning to develop three new high specification industrial units totalling 65,000 sq ft at the Core 42 scheme.

The construction of building sizes of 30,000 sqft, 20,000 sqft, 14,500 sq ft will begin soon and are they are expected to be available for occupation in summer 2020.

Richard James-Moore of JLL, agent for the scheme said, “These smaller units are coming forward at a fortuitous time with demand for new high grade buildings at the local and regional level heavily outstripping supply. We expect strong interest from both traditional warehouse occupiers and trade occupiers especially given their frontage and direct access onto the A5.”

Joint letting agents at Core 42 are JLL and Avison Young. Quoting rents are £7.50 per sq ft.
