Ocado takes West London e-commerce warehouse

Online supermarket Ocado has secured a 68,393 sq ft speculative unit at SEGRO’s Origin development in Park Royal, West London.

The retailer has taken a 15 year lease and will distribute groceries to its London customers. Ocado will be joining Mash Purveyors – distributors of quality fruit and vegetables to London’s hotels and restaurants, on the first phase. Only one unit of 36,015 sq ft remains to let on the first phase.

SEGRO’s CEO, David Sleath, said: “Following the successes already achieved, we are also pleased to announce that we will now speculatively build the final element of Origin and which will provide a further 99,560 sq ft of first class accommodation for businesses wishing to serve the Capital.”

SEGRO hope to build speculative units on the site subject to planning. It has already committed to building a 108,000q ft facility for John Lewis on phase two. Construction will begin in Spring 2015.

Origin is located eight miles from the centre of London. Its proximity to the A40 means it is a strategic base from which retailers, such as Ocado and John Lewis, and urban distribution and logistics companies can deliver their products and services. Distribution and logistics businesses require modern, well located and efficient industrial facilities from which to operate to meet the needs brought about by the growing population of London, coupled with the rise in on-line retailing.

The redevelopment of the 22 acre former Guinness Brewery site will create over 1,000 jobs and is being developed in two phases. It is set to achieve a BREEAM ‘Excellent’ rating.
