Prologis secures go-ahead to redevelop West Midlands warehouse

Prologis has secured planning permission to redevelop a warehouse at its Prologis Park Midpoint scheme in the West Midlands.

The unit originally built for Asda in 2014 has never been occupied and due to its specific internal layout has failed to secure a tenant. The unit “has been the subject of marketing for lease and for sale over recent years, but as a result of the compromised layout of internal and external areas, and lack of flexibility to adapt to suit alternative businesses, there has been no success in attracting an occupier”, the planning statement noted.

“Given that this is considered a key location for employment development, the most viable solution is considered to be the replacement of this existing building with one that has better flexibility to meet market demands and will attract new business investment into the area.”

It will be replaced by a new warehouse totalling 163,754ft2 comprising open plan warehouse, as well as a two-storey office and amenity block. There will be 127 car and 37 HGV parking spaces. The facility will be built to BREEAM ‘Excellent’ rating.

Prologis acquired the unit from Asda last year.
