Refurbished West London distribution centre let to Panalux

A 72,176ft² distribution centre in Hayes, West London has been let to Panalux, a provider of lighting equipment to the film, television and media sectors.

Royal London Asset Management Property is refurbishing the site, known as Pasadena Distribution Centre. Once the refurbishment is complete in early 2024, Panalux will relocate from its Waxlow Road and Perivale locations to the new site.

Mark Furssedonn, managing director at Panalux, commented: “After an extensive search, it was clear that this location ticks all the boxes for our operations and our customers while aligning with our focus on sustainable practices.

“The site is conveniently positioned within West London’s motion-picture production corridor, and it provides the space to house our complete London operations at a single location, with room to grow in the future.”

According to Royal London Asset Management, the unit ‘benefits from new LED lighting throughout, 10 dock level loading doors, six level loading doors, solar electricity panels on the roof, 10 electric car charging points and all-electric heated/cooled Grade A offices’. It has an EPC ‘A+’ rating and is ‘net zero carbon in operation’.

Daniel Shepherd, investment manager at Royal London Asset Management, added: “Panalux’s long-term commitment to Pasadena Distribution Centre, Hayes, is a testament to the quality of the building and location, delivering best-in-class environmental credentials as well as key operational benefits of the location.”

JLL represented Royal London Asset Management in negotiations. Its head of UK industrial & logistics, Melinda Cross, noted: “It is great to see a key West London occupier such as Panalux expanding and committing long term to operating out of a sustainable facility citing environmental credentials of the refurbishment as one of the key reasons for relocating.”
