The private family-owned toy retailer has taken a long lease and will use the facility to support its continued expansion in the UK both on line and in store. Smyths has started fit out and looks to occupy in July. The new facility is close to its 500,000 ft2 plus warehouse at Max Park.

The new facility has 15 m clear eaves height, 22 dock (20 standard, 2 double deck) and three level access doors, as well as a 50 kn/m2 floor loading, 9 ton rack leg loading, and 1,050 KVA power supply. It has 197 car and 43 HGV trailer spaces and 50 m yard. It has an EPC A rating and has been built to achieve BREEAM Excellent.

Smyths Toys markets itself as the fastest growing toy retailer as well as largest toy retailer in Europe. It has over 100 stores throughout the UK & Ireland with 66 stores in Germany, 11 in Switzerland and 16 in Austria which it acquired form Us form Toys R Us in 2018 and rebranded in 2019. Annual revenues are thought to have breached the £1 billion mark.

Smyths Toys have operated online and using click and collect during the pandemic.

Investor Arrow Capital Partners entered in to a forward funding agreement with Mulberry Developments and Frogmore last year on behalf of a Euro3bn Strategic Investment Real Estate platform.
