1 million sq ft plus logistics scheme planned for Ipswich

Developers are set to put forward detailed plans for a 1 million sq ft plus logistics scheme just off the A14 on the outskirts of Ipswich in Suffolk.

The 60-acre site, to be known as Orwell Logistics Park, is being promoted by developers BentallGreenOak and Equation Properties and will consist of four units between 88,000 – 500,000 sq ft totalling 1,046,250 sq ft, to be built on a phased basis.

It is thought up to 1,500 new jobs could be created at the scheme, which is next door to Ransomes EuroPark. Outline permission for the logistics park was granted in spring 2018.

Phase 1 construction is targeted to commence in Q2 2021 to deliver 546,000 sq ft across 3 units, with estimated completion to occur in Q2 2022.

Orwell Logistics Park is located to the east of Ipswich, 8 miles from the Port of Felixstowe, the UK’s dominant container port. The Park fronts the A14, the road connecting Felixstowe to Cambridge & the UK logistics ‘Golden Triangle’.

Jonjo Lyles of M1 Agency, joint letting agent on the scheme with Penn Commercial and JLL, said: “Following on from the granting of Freeport status to Freeport East by the Chancellor last week, I can confirm that Orwell Logistics Park will be applying HMRC as a customs site as it is within the 29 mile freeport demarkation from the Port of Felixstowe.

The government’s Freeports initiative will allow firms to import goods and then re-export them outside normal tax and customs rules and the aim is to have 10 Freeport sites designated across the UK by the end of the year.

Freeport East has stated that its ambition is to create manufacturing, green energy and innovation hubs that capitalise on the unique qualities of the Eastern Region and will become an important part of the regions post-Covid recovery.
