Amazon snaps up third North West facility

Amazon is on a North Western acquisition spree with news that the internet retailer has just snapped up New Capital’s 110,000 sq ft Venus 110 at Knowsley Industrial Estate in Liverpool even before the building is complete.

This news follows on from the announcement that Amazon  has submitted plans for a mega warehouse at Manchester Airport City. The on-line retailer has agreed to take Stoford and Mount Park’s 271,000 sq ft speculative warehouse at the site subject to planning to extend it to 654,000 sq ft. It is thought that a deal has been struck at a rent north of £6 per sq ft.

In addition the on-line retailer recently took a 10-year lease on  a 170,000sq ft  unit at  Lancashire Business Park, as part of the expansion of its logistics business Amazon Logistics.

The 130-acre park near Leyland is owned by Lancashire County Developments, part of Lancashire County Council. Amazon secured the deal at a rent of for £4.50 per sq ft. JLL and Lambert Smith Hampton are the joint agents for the park. Amazon represented itself.

When finally complete Venus 110 will comprise 100,000 sq ft of warehouse space with 10,000s  sq ft of two-storey offices. It will have 13m clear height to eaves, 10 dock and two level access doors a floor loading of 50n/sqm as well as a site density of only 35 per cent. Letting agents B8 Real Estate is thought to be quoting £5.25 per sq ft.
