Aprirose acquires strategic 12-acre Greater Manchester logistics facility

Real-estate investment company, Aprirose, has added to its growing portfolio of industrial and logistics assets with the acquisition of a 12-acre development in a strategic location in Wigan for an undisclosed price.

Comprising a 45,000ft2 industrial unit on a 12-acre site on Makerfield Way in Wigan, Greater Manchester, strategically located between the M6 and M61 motorways. The site has been pre-let to Algeco (formerly Elliott Group), a European leader in modular and temporary accommodation, which is relocating from its existing site in Trafford Park as part of its expansion plans. Algeco will take occupation on a 15-year lease once the development is completed later this year.

The site – which was formerly occupied by Morrison’s – was acquired by Seddon Group in 2021. Planning has just been approved by Wigan Council for Seddon Homes to develop a logistics facility with surrounding open storage land.

“We are pleased to bring this asset into our growing logistics portfolio, especially given the tenant covenant strength and strategic location,” commented Manish Gudka, CEO, Aprirose. “The acquisition represents another example of our capability to identify and secure highly attractive, sought-after properties in burgeoning growth markets.”

Colliers’ North West Industrial team, acted on behalf of the buyer on the pre-letting and sale. “Industrial and logistics supply in the North West region is at a very critical level,” added Nathan Khanverdi, Associate Director at Colliers. “Given the limited amount of industrial stock available, this was a great opportunity with Algeco seeking to create an additional 100 new jobs with its move to these larger premises.”
