Mid box scheme planned for supply constrained North Yorkshire

Opus North has snapped up a 38-acre site near Harrogate in North Yorkshire where it plans a 580,000 sq ft mid box scheme to fill a supply void in the county.

Development director Ryan Unsworth said: “We bought the site with the knowledge that there are three or four estates in the area that are now full and there is a complete lack of supply in the area.”

The site currently has planning for high end office/business uses but the developer with funding from Bridges Fund Management, is looking to broaden the use classes on the site to allow for a more general mixture of logistics, manufacturing and business uses.

Opus North is expecting to get on site with infrastructure works by the end of the year.

Unsworth said: “We may speculatively develop some units going forward but at present we are focussing on getting the site oven ready for potential occupiers

Opus North is instructing a consultancy team to prepare a new outline planning application that will be submitted for consideration later in the year.

It is thought the scheme known as  Harrogate 47 will have units from 20 -70,000 sq ft in addition to smaller start up hybrid units.

The site is located south-west of Junction 47 of the A1M in North Yorkshire, has been allocated as the main strategic employment site in Harrogate Borough Council’s newly adopted Local Plan. The junction is currently undergoing a £7.7 million sq ft upgrade.

CBRE acted for Opus North and Bridges, while Gent Visick represented the vendor, a private individual.
