New lettings at Worcester site as planning approved for expansion

A total of 62,000ft² of warehouse space at St. Modwen Park Broomhall in Worcester has been leased to two businesses in the local area. Meanwhile, planning permission for the development of a further 72,000ft² of warehouse space at the site has been secured.

OBEX Protection, a manufacturer and distributor of protective construction solutions, has agreed to lease 47,000ft² at St. Modwen Park Broomhall and distribution company Nemesis will take 15,000ft².

Both OBEX Protection and Nemesis have existing facilities at St. Modwen’s nearby Nunnery Park scheme – with units equating to 27,000ft² and 19,000ft² of space, respectively. They will both retain their Nunnery Park facilities, using their new units to support growth opportunities.

Peter Davies, Development Director at St. Modwen Logistics, said: “Supporting customers and helping them to grow is the cornerstone of our business and so we were naturally delighted when both OBEX and Nemesis asked us to support them again with their expansions.

“It’s fantastic to see two local businesses growing in this way, and even better that they are able to remain in the local area as a result of our development at St. Modwen Park Broomhall.”

St. Modwen Park Broomhall has been given an EPC ‘A’ rating, featuring electric vehicle (EV) charging infrastructure and having achieved ‘net zero embedded carbon’. Sustainability is a key focus for modern industrial and logistics property occupiers, and with 60% of UK warehouse space at risk of becoming unlettable by 2030 due to stricter sustainability standards, it is clear to see why.

Chris Chance, Nemesis’ Chief Executive, explained the importance of sustainable facilities, saying: “There is a dearth of modern, high-quality warehouse space in the area that supports our long-term sustainability goals. We are very pleased to a have secured new premises at Broomhall which will allow us to maintain our trajectory and attract the staff we need.”

St. Modwen has secured planning permission for the third and final phase of development at its Broomhall scheme – construction of two new units. This phase is set to get underway later this month as construction begins on a 40,000ft² and a 32,000ft² facility.
