Spec scheme for Solent Freeport

Portsmouth Council is promoting a new speculative scheme for Solent Freeport.

The speculative development at Portsmouth Council’s 45-acre Dunsbury Park scheme comprises three new detached self-contained units of 18,965ft2, 26,242ft2, and 32,507ft2. The buildings are being constructed to a high specification including 12m clear internal height, first floor fitted offices, generous yard and parking provisions, a BREEAM excellent rating and the latest ESG provisions. Further development land is available offering bespoke units up to 150,000ft2, built to an occupiers’ requirements.

Located at junction 3 of the A3(M) the latest speculatively built units will offer best in class industrial, manufacturing and distribution facilities that will be ready for occupation in Q1 2023.

Dunsbury Park is a key strategic location that has been awarded Freeport Tax Site status within the Solent Freeport where normal customs and tax rules are relaxed or do not apply. The intention is that this will attract inward investment and stimulate business activity. Qualifying businesses will benefit from tax incentives include 100% business rate relief for five years, enhanced capital allowances, leasehold stamp duty tax reliefs and three years employers’ national insurance relief.

Colliers and LSH have been appointed as joint agents by Portsmouth Council.
