New bi-annual publication – European Leasing Markets

Welcome to the first edition of the new bi-annual publication – European Leasing Markets – which looks at key trends in office, retail and industrial markets across Europe.

As we leave the first half of the year well and truly behind, what challenges do occupiers face and where do their opportunities lie?

In the wake of the credit crunch, DTZ examines the changing landscape for occupiers. For offices, the picture is fairly mixed.  Whilst some occupiers continue to expand, others are drawing in their purse strings and reviewing their space requirements. Whilst the key financial centres of western Europe have so far borne the brunt of the sub-prime fallout (resulting in a sharp decline in rental growth projections), growth in some CEE markets shows no sign of letting up. 

In the retail sector, shopping centres are clearly the place to be, dominating retailers‘ expansion plans. As such, development continues to surge, especially in the less mature markets. In fact, we are now seeing the emergence of a third generation of shopping centres, with a strong emphasis on sophisticated design and sustainability. The sector is not without its challenges however, namely a large development pipeline and fierce competition.

For industrial and logistics we look at the impact of increased trade with China on key and emerging logistics locations; where should savvy operators be locating? How are major new pan-European infrastructure projects affecting the sector? 

Energy efficiency and sustainability arises as a key theme throughout the report.  Much has been written on the subject in the past 12 months, mainly driven by a political and social agenda. However, there has been much talk but little action.  This is changing and our thematic section looks at sustainability from a practical point of view: what is it and how should occupiers respond to it?
