Fierce demand for small and mid box space

Nearly a third of the total space set to be built on a 50,000 ft2 warehouse and trade counter scheme in the North West has been  let before construction has started.

The scheme to be developed by Redsun Projects on Knowsley Industrial Estate in Merseyside, comprises seven units ranging from 8,000 sq ft to 10,000 ft2. The three-acre site was acquired from Knowsley Council following a competitive tender.

Jon Thorne at B8, joint agent for the scheme with Avison Young, said: “To have secured deals on 16,000 ft2 before a spade has gone in the ground, demonstrates the continued demand for commercial space in this location.”

A pre-let has been secured with Howdens Joinery for 10,000 ft2 accommodation with terms agreed with another national building supplies merchant.

Known as the Knowsley Hub, the scheme is being designed and project managed by C4 Projects with Muir Consulting as engineer consultant. A contractor is expected to be appointed shortly with completion before the end of the year.
